Johnson Kelley has provided accessibility consulting services for the past 30 years and would welcome the opportunity to visit with you to discuss the implications of the recent changes to the ADA and/or the impact it has on TAS. We would also like to discuss our due diligence services prior to project renovations and new property acquisitions of your firm or firm’s clients. Our clients find our reports beneficial in selling price negotiations or at a minimum to help identify potential liabilities of acquired property ownership or the scope of required accessibility work triggered by a renovation.
- Due Diligence
We provide pre-purchase due diligence services to assist clients in assessing properties and identifying potential liabilities, both TAS and ADA that may result from acquiring older properties. Ultimately it is the current Owner that will inherit accessibility liability.
- Real estate portfolio management
JKA keeps in-house records for our clients tracking all phases of accessibility compliance requirements to help avoid missed critical deadlines. This is automatic on a project by project basis and can be expanded to a complete real estate portfolio, a specific building or groups of buildings such as a retail power center. The Owner has the right to dictate who is involved in a project for State accessibility compliance and many of our corporate clients find our services key to managing the many steps of the process in a timely organized manner. This affords our clients one contact phone number to cover State legal requirements.

In order to make the submission process as easy as possible, Johnson Kelley has provided required TDLR forms including sample forms in Excel format for ease of use. We strive to make adhering to all requirements of the Texas Department of Licensing and Regulation (TDLR) Architectural Barriers Program an efficient process. Refer to the contact information located in our newsletter for our personnel and their area of focus. Keep in mind that each member of our team can assist you should one of our team members be unavailable. Kelly and Steffanie are all able to perform any administrative function needed so there will always be someone in the office to personally assist you with initial project registration or follow-up issues.
- Level of Experience
Johnson Kelley Associates has performed plan reviews and inspections for projects in Texas since 1995. We got in on the ground floor of the State’s use of outside contractors to help administer the AB Program. Johnson Kelley principals and inspection staff attend the TDLR Texas Accessibility Academy each year to receive the latest information and interpretations from the TDLR regarding accessibility requirements. Prior to 1995 the principals did extensive consulting for ADA compliance and have worked throughout the country assisting clients in accessibility compliance efforts
- Preferred Inspection Scheduling
The TDLR requires a post-construction inspection within one year of the project’s completion, and we work closely with our clients to schedule timely inspections.
